Eligible British Columbia homeowners may receive $100 per qualifying window or exterior door, up to $2,000 per home, through the standard Home Renovation Rebate Program.
Income-qualified FortisBC electricity customers may qualify for up to $750 per opening, with a maximum of $7,500 per home. A separate Indigenous-community program can provide up to $950 per qualifying window or door, to a maximum of $9,500 per home.

Are Window and Door Rebates Available in BC?

The standard rebate is not available for homes located within the City of Vancouver municipal boundary. This exclusion refers specifically to the City of Vancouver rather than every municipality in Metro Vancouver.

Available support depends on the utility provider, household income, property type, product performance and the number of eligible exterior openings being replaced.

The standard rebate is not available for homes located within the City of Vancouver municipal boundary. This exclusion does not automatically apply to other Metro Vancouver municipalities. Confirm the property location, utility account, product U-factor and program requirements before ordering windows or doors.
Available Rebates and Incentives in BC
Available Rebates
BC Hydro – Home Renovation Rebate Program
BC Hydro provides the standard rebate for eligible electrically heated homes.
The current amount is $100 per eligible window or door, up to $2,000 per home.
The home must generally:
Be at least 12 months old
Be a year-round primary residence
Use an eligible BC Hydro residential account
Be primarily heated by electricity
Be an eligible ground-oriented property
Use a licensed installation contractor
Ordinary condo and apartment buildings are not eligible for this ground-oriented program.
The application and supporting documentation must be submitted within six months of the invoice date.
Required documents include:
A compliant paid invoice
A photograph of the manufacturer label for every installed window or door
Product certification and U-factor information
Self-installations are not eligible.
FortisBC
FortisBC offers standard and income-qualified window and door rebates.
Standard FortisBC Rebate
Eligible FortisBC residential gas and electricity customers may receive:
$100 per eligible window or door
Up to $2,000 per home
A potential $300 Two Upgrade Bonus
The home must generally be at least 12 months old and primarily heated by eligible FortisBC natural gas or electricity.
The products must replace existing exterior windows or doors and have a maximum U-factor of 1.22 W/m²·K. The work must be completed by a licensed BC contractor.
Homes inside the City of Vancouver municipal boundary are excluded from the standard Tier 2 window and door rebate.
FortisBC Income-Qualified Rebate
Income-qualified FortisBC electricity customers and customers of participating municipal utilities may receive:
Up to $750 per qualifying window or door
Up to $7,500 per home
A potential $350 Two Upgrade Bonus
The new window or door must have a U-factor of 1.22 W/m²·K or lower.
Applicants must generally:
Use electricity as the primary heating source
Own and occupy the home as a primary residence
Own only one property in British Columbia
Meet the household-income threshold
Live in a home at least 10 years old
Live in a home no larger than 3,500 square feet
Use a licensed contractor
The income-qualified rebate cannot be combined with another provincial- or federal-funded rebate for the same upgrade.
The $350 bonus may apply when at least five eligible windows or doors are installed and another qualifying upgrade is completed.
Indigenous-Community Program
FortisBC’s Indigenous-community program provides enhanced support for qualifying projects administered through an eligible community or housing department.
The current window and door incentive is:
Up to $950 per qualifying window or door
Maximum $9,500 per home
Products must replace existing exterior windows or doors and have a U-factor of 1.22 W/m²·K or lower. This pathway is administered through the participating community and is not an ordinary individual homeowner application.
Federal Programs
The Canada Greener Homes Grant is closed.
Funding for the Canada Greener Homes Loan is fully committed, and new loan applications cannot be approved. These programs should not be presented as active funding options for a new 2026 window replacement project.
CleanBC Better Homes Rebates
CleanBC Better Homes coordinates the standard Home Renovation Rebate Program in partnership with BC Hydro and FortisBC.
Standard Home Renovation Rebate
The standard program provides:
$100 per qualifying window or door
Up to $2,000 per home
A potential $300 Two Upgrade Bonus
New windows and doors must have a U-factor of 1.22 W/m²·K or lower. The upgrade must replace an existing opening between a heated part of the home and an unheated area or the outdoors.
The window and door project can count toward the $300 Two Upgrade Bonus when the window and door rebate reaches at least $250 and another bonus-eligible upgrade is completed within the required period.
CleanBC Energy Savings Program
Older CleanBC documents listed income-qualified window and door rebates of up to $9,500.
However, the current Energy Savings Program requirements effective July 6, 2026 no longer include an active windows-and-doors rebate section. The current requirements focus on heating systems, heat pump water heaters and related enabling upgrades.
Homeowners should therefore not rely on older CleanBC window rebate amounts unless they already have a valid earlier approval or receive written confirmation from the program administrator.

Which Windows and Doors Qualify?
Qualifying products must replace existing windows or exterior doors located between a heated space and an unheated space.
The main product requirements include:
Maximum U-factor of 1.22 W/m²·K
New and previously unused products
Complete replacement of the existing window or door
Installation in an existing rough opening
Listing by an accepted certification organization
Installation by a licensed contractor
Accepted certification organizations include CSA, Intertek, Labtest, QAI, NFRC, Keystone and NAMI, depending on the selected program.
An ENERGY STAR label by itself should not be treated as proof of rebate eligibility. The exact U-factor, certification information and model details must satisfy the program requirements.
Which Projects Do Not Qualify?
The following generally do not qualify:
Skylights
Self-installed products
Windows installed in new openings
Windows or doors in garages or outbuildings
New construction
Additions that increase the home’s floor area
Interior doors
Products without qualifying labels
Products exceeding the maximum U-factor
Replacing glass without replacing the complete qualifying assembly
Work covered entirely by insurance or warranty
Homes classified as substantially reconstructed may also be excluded.
How Are Windows and Doors Counted?
Rebates are calculated according to the number of rough openings, not the number of glass panes or window sections.
One replaced rough opening counts as one window or door.
For example:
One standard window opening counts as one unit.
One exterior door opening counts as one unit.
A bay window containing several glass sections still counts as one unit.
A double door installed in one rough opening generally counts as one opening.
This counting method directly affects the maximum rebate calculation.
What Does U-Factor Mean?
U-factor measures how quickly heat moves through the entire window or door assembly.
A lower U-factor indicates lower heat transfer and better insulating performance.
For the current rebate, the product label must show a metric U-factor of 1.22 W/m²·K or less.
The rating applies to the full assembly, including:
Glass
Frame
Spacers
Sash
Door components where applicable
Do not compare products only by the number of glass panes. Two triple-pane windows can have different U-factors because their frames, coatings, spacers and gas fills differ.
Is an EnerGuide Evaluation Required?
An EnerGuide evaluation is not normally required for the standard $2,000 window and door rebate or FortisBC’s standalone income-qualified rebate.
The principal requirements are:
Eligible property and utility account
Qualifying product specifications
Licensed contractor installation
Paid invoice
Manufacturer-label photographs
Application within the deadline
An EnerGuide evaluation may still be useful when window replacement forms part of a larger whole-home renovation involving insulation, air sealing or heating-system changes.
It should not be described as a universal requirement for receiving a window rebate.
How to Protect Your Rebate Eligibility
Confirm the Program First
Identify the primary heating system, utility provider, municipality and household-income pathway.
Homes in the City of Vancouver should not expect the standard Tier 2 rebate without confirmation from the program administrator.
Verify Every Product
Obtain the complete manufacturer and model information before ordering.
Confirm that every product:
Has a U-factor of 1.22 W/m²·K or lower
Is listed by an accepted certification organization
Will retain an accessible manufacturer label
Replaces an existing qualifying exterior opening
Use a Licensed Contractor
The contractor must have:
A GST number
A valid BC business licence
Appropriate qualifications for window and door installation
Self-installations are not eligible.
Keep the Product Labels
Photographs of the manufacturer label for each installed product are required.
Do not remove or discard the labels before clear photographs have been taken.
Review the Invoice
The paid invoice should identify:
Installation address
Contractor information
Installation date
Number of windows and doors
Manufacturer
Model number
U-factor
Certification or product-directory reference
Labour and product costs
Proof of full payment
Apply Within Six Months
Standard and FortisBC income-qualified applications must generally be submitted within six months of the invoice date.
Are Condo and Apartment Units Eligible?
Ordinary condo and apartment units are not eligible under the standard ground-oriented Home Renovation Rebate Program.
BC Hydro’s separate Condo and Apartment Rebate Program currently focuses on eligible heat pumps and heat pump water heaters rather than individual window and door replacements.
A strata corporation planning a building-wide window replacement should review commercial, multi-unit or strata-specific funding separately rather than relying on the standard $100-per-opening homeowner rebate.
